Application Process :-

Scheme: GEWO RTM Pune 2022

STEP 1: The applicants shall first of all register at www.gewo.in by filing Applicant Registration Form with categories (EWS,LIG,MIG,HIG,VHIG) and Preferred locations (Please note there are multiple units available in one location) Now ‘SUBMIT’ this will prompt the applicant to pay the form fees of Rs7100/- against form fees and other admin charges.

STEP 2: A Registration Number will be generated after successful submission of the form and payment of form fees this Registration Number will be displayed on the screen. It is advised that the applicants save their application number for further correspondence.

Applicants can now login with their Registered Number to see and edit their Information and pay EMD also.

STEP 3: After the Applicant submits his/her form and pay the form fees he/she will be directed to the tab ‘PAY EMD’. Here the applicant will deposit the EMD (Refundable Earnest Money Deposit) to confirm his/her participation. EMD For different categories are as follows:

After successfully submitting the form with form fees and EMD, name of the applicant will appear on the ‘Applicant list’ on home page of www.gewo.in Name of applicants who have paid EMD only will be included in the Draw.

STEP 4: First draw is scheduled on 31/10/2022 and the result with successful allotees Name and Registration Number with correspondant unit number will be published next day i.e; 01/11/2022 on the website- www.gewo.in

STEP 5: If an applicant register for a unit and there are other properties in the Inventory list with same Location, project and size then such applicant will automatically included in the draw of the other units also with same Location, project and size (at different floors). Grouping of such applicants is done on the above mentioned basis as follows:

  • Step 6: Successful Allottees shall deposit 10% of the Unit Value within 15 Days of allotment directly in the name of owner of the unit either Bennett Coleman & Co. Ltd. or the developer, as the case may be, and  as mentioned in the Final Draw Result.

    Step 7: The inventory for which booking amount of 10% is not received within 15 Days shall be allotted to the Applicant through a new draw that will be scheduled within a Month of the first Draw. Society has the sole right to allot such units to the applicants on its own discretion.

    Step 8: The EMD will be refunded to the Applicants after completion of the allotment and booking process generally takes three months, without interest

    SELECTION OF INVENTORY (UNIT)

    Unit Once selected by an applicant will not be changed during the allotment process however if any unit remains un-booked after the first draw the unsuccessful applicants (of first draw) will be given a chance to book such units by giving their consent for the same. Fresh allotment will be done through Draw 2 within the applicants.

    Previous application fees and EMD will be considered for the second Draw  and any further Draws for the same inventory

    CONFIRMATION OF ALLOTMENT & CONFIRMATION OF BOOKING

    After the first Draw Successful applicants will be given confirmation through email, but it is advised to the applicants to keep cheking the website for Successful allotee list. Allotment of a unit does not corfirm the Booking of the unit to the applicant Booking will be confirmed  by an Allotment letter on payment of first installment of 10% of the cost unit A unit will be considered booked only after complete payment of 10% and other mics charges for the unit as mentioned in the Inventory List.

    PAYMENT SCHEDULES

    All the successful applicants will be required to pay installments on the self-financing basis or through bank as the case may be. It is the responsibility of the allottee members to make the payment on time. GESHS reserves its right to terminate the registration and cancel the allotment without giving any notice, in case of default in making the scheduled payment beyond 30 days from the last date of payment as per schedule.

    NOTE: Once an allotment has been cancelled, for any reason whatsoever, it can not be revived under any circumstances. However, in extreme cases, the Governing Body through its Advisory committee may agree to re-activate the allotment provided the request is accompanied by requisite outstanding payments and a valid reason for delay

    LOAN ARRANGEMENTS

    GEHWS will liaise with Nationalized Banks, Housing Development Financial Corporation and other financial institutions and Endeavour for financial assistance by way of loans, but it is sole responsibility of the beneficiary to fulfill requirements as layed by the financial institute and provide the required documents.HBA shall also be provided. The quantum of these loans will depend on the repaying capacity of the beneficiary and approval terms and condition of the financial institute only.

    WITHDRAWAL FROM A SCHEME:

    • If a beneficiary wishes to withdraw from a scheme, he should submit a written request to the GEHWS, along with the following documents.
    • Letter of allotment in original (if issued)
    • Original receipt(s) issued by this office against the payment(s) made by the beneficiary
    • Pre-receipt as per Performa placed at Annexure II.

    Allottees withdrawing from a Scheme will be refunded their EMD within 30 days of closing date of the scheme, they will not be entitled to any interest payment. Allottees withdrawing after allotment of specific floor/flats/plot will be required to pay withdrawal charges @ 10% of the instalments payed till declaration of withdrawal. Such refund will be made within 60 days of the receipt of the request for withdrawal alongwith all required documents.

    TRANSFER

    After execution of Transfer Deed in favour of a beneficiary, he/she will have the option to register the dwelling unit to any one he desire without prior permission of the society or executer but shall adhere to the rules of local Residents/Apartment Owners Association/ Society’
